How much does HOA management software cost?

Do you take a percentage of our dues?

No. Online payments are powered by Stripe and settle directly into your association's own bank account. We never hold your funds or skim a percentage of dues — the only card/bank fees are the standard processor rates.

Can we use SpruceHOA without a management company?

Yes — SpruceHOA is built for self-managed HOAs and volunteer boards. You run the day-to-day yourself and the software handles the busywork: dues, payments, communication, meetings, voting, and records. There's no implementation project or consultant required.

Does it work for condos and voluntary associations?

Yes. The platform adapts to how your association operates — required dues or voluntary contributions, HOA or condominium, 20 homes or 500+. Condo and townhome communities get unit-based records and shared budgets; civic and neighborhood groups can switch dues into suggested contributions with membership tiers.

How do homeowners pay their dues?

Homeowners pay online by bank transfer (ACH) or card and get a receipt — several invoices in a single checkout. You can also record checks, cash, Zelle, Venmo, PayPal, or Cash App so your ledger is always complete. Prefer paper? Print invoices yourself, or have them printed and mailed for you.

Can we stop owners who are behind on dues from using the clubhouse?

Often yes, but later than most boards assume. Florida only lets an association suspend the right to use common facilities once an owner is more than 90 days delinquent — not the day a payment is late — and access to the parcel itself can never be suspended. SpruceHOA builds that into amenity bookings: turn on "residents in good standing only" and the block starts at the statutory threshold, which is a setting rather than a hard-coded number because states differ. Boards that enforce it earlier are the ones who end up arguing about it.

Is our data secure, and can we get it out?

Every resident sees only their own information, enforced right down at the database. Your data stays yours: you can export the whole association — records and uploaded documents — at any time from Settings. If you cancel, we keep your data for 90 days so nothing is lost while you sort out what's next.
